A broker opinion of value is not a guess. It is a structured analysis of your property's income, condition, and position in the current sales market, delivered by an advisor who closes transactions in your submarket every year. Unlike a formal appraisal, a BOV is typically delivered within two weeks, costs you nothing, and gives you a clear picture of where the market stands before you decide whether to sell, refinance, or hold.

Our valuation process begins with your rent roll and your trailing 12 month income statement. From there we identify the most relevant closed comparables from the past 12 months, apply condition and location adjustments, and arrive at a value range supported by the same data your prospective buyer's lender will use. You leave the conversation knowing what your asset is worth today and what it could be worth after targeted improvements.

We also identify the levers. A BOV that just hands you a price range is half the work. The BOV that matters tells you which two or three operational moves would meaningfully move your value, ranks them by ROI on the capital required, and shows you the comp set you would join after each move.
