Property management is not maintenance. It is asset protection and NOI optimization. The right management team protects your basis through preventative repair, grows your income through market timed rent resets, and keeps your operating statement clean enough that your CPA can close the year in an afternoon.

Our management platform covers tenant placement with background and credit screening, rent collection and delinquency management, preventative maintenance scheduling with vetted vendor partners, monthly and annual owner financial reporting through a transparent portal, lease renewal negotiation timed to current market rents, and capital improvement project oversight. Every operational decision we make is filtered through a single question: does this protect or grow the owner's net operating income?

Legal compliance is built in. We handle habitability standards, Fair Housing, Santa Ana RSJCE, LA City RSO, Pasadena AGA, Glendale Relocation Assistance, Inglewood RHPO, and the new Inglewood Residential Registry registration as a standard part of the service. If your asset is in a city with a local ordinance, your management team understands that ordinance before they take your call.

Alex does not run property management in house. Brokering and PM are two different jobs done well by two different teams. Instead, he refers a short list of local property managers he has watched run small multifamily portfolios for years.

What you get from a referral

  • Submarket experience. A PM who knows Long Beach rent control is not the same as one who runs Santa Ana.
  • Honest fee discussion. Most quote 6 to 10 percent of collected rent. Lease up fees vary widely.

  • How many doors do you manage in this submarket?
  • What does your eviction process look like end to end?
  • What software do owners log into?
  • Who answers emergency calls at 2 AM?
